Comment: Sump pump itself appears to be working fine, though it looks older than it is and covered in sediment, so maybe it should be cleaned/serviced. Check valve may need replacing, we hear water run down it after the pump runs for 10 seconds, but pump doesn't cycle too frequently so it must not be too much water that returns. There is a very strange gurgling sound though that continues for around 30 minutes after the pump runs though, which is mysterious. The pump discharge point is super jenky and freezes up when it gets cold out, looking for a solution for that. The sump pit does not have a sealed cover and we would like to add one that prevents radon gas from escaping while allowing it to still work as a floor drain. Finally, we don't have a tile drain system, and wondering if we should and what that would cost. The sump liner is old corrugated metal and maybe eventually needs replacing, want to understand what kind of an effort that is. Thanks!

Current owner has a sump pump on the landing over the drain to pump water to yard if drain backs up but we would like to put in a pit/pump such that water directly flows in the pit (to the side of the door) and gets pumped out to ensure no flooding could occur with water flowing into the lower level door/room
