Comment: When the rain or heavy snow melts, water seeps up through the concrete floor and lightly floods the basement. We have 2 sump pumps in basement, but it does not solve the problem. A sealer of some sort to seal tile and bare flooring and walls would be great.

Comment: Sump pump installed five years ago without any "ice guard". Concerned about freezing in the drain pipe and that the outlet is buried under about 8' of snow and will cause back up of water into the crawl space and/or cause the pump to stop working. Property has a high water table.
