Comment: I just purchased this house and it has a dirt crawlspace under part of the house that is uninsulated and seems to have high humidity. There are water pipes running through the space and it makes the floor above very cold. I'd like to discuss some options to encapsulate the space to resolve the moisture issue and insulate the space to protect the pipes for peace of mind. I'm looking forward to speaking with you.

Comment: Home originally built in 1940 with a basement that used to be accessed by an external stairwell. The home was added onto, but addition covered old stairwell and consists of a dirt crawlspace. The old stairwell fills with water and that seeps or flows into the basement. A sump is effective at removing water that enters the basement, but a passive system such as a French Drain would be preferred, because in event of a power outage during a rainstorm or hurricane, the basement will very quickly fill up with water. This is a rental property.

Comment: Basment concrete floor and block wall. Basement wall discolration I believe it is moisture and same with the floor. I think there is wet soil behind block wall. I have sumps and an opening around the basement which so far is relively dry when raining. The sump gets a couple inches of water, could also be from the dehumitfier. But, still a damp looking block walls, with no wetness from the toutch. It may be from water in the grownd traveling though. How to stop it or fix the block wall discoloration. Not sure this is good to breath? But no odor and seems confortable temperature wise.
