Comment: House was built in 1961, it has a full Basement (finished). No history of water intrusion since I purchased it in 2020. Gutters were apparently clogged and we received 12+ inches of rain last week, water was coming in at the base of the block wall and concrete floor. The basement walls have 1x4 wood strips with sheetrock attached to them. I cut back the sheetrock at several locations looking for the source of intrusion, and in doing so discovered that it appears it may actually get wet from time to time, but not enough to escape out onto the floor. Aside from getting the gutters corrected to direct more water away from the house, I think it might be best to install a sump to mitigate any future events. I also have several old concrete areas, such as the patio that has large cracks and has settled and would also be interested in discovering what something like that would cost to get corrected corrected if possible. Thanks..

Comment: I want to make sure our basement is good to finish with sheetrock and lvp flooring. There was a small puddle next to the back door after a heavy rain but also I notice a rotten smell in the house when it rains and then heats up. I think it is coming from the basement because our hvac is down there.

Comment: The back wall of my garage is buried about 3 to 4 feet underground. I get water leaking thru the floor wall joint in one corner every time it rains. An existing french drain works a little but not near enough. Considering having back garage wall and foundation sealed with an improved french drain.
