Comment: Apparent (I'm not sure I don't have a pipe broken somewhere.) groundwater pouring into my high water table basement to the rate that my sump pump kicks on every 3 or 4 minutes. This is rare. We had flooding during last heavy winter, but otherwise almost no visible moisture in three years owned by this house. The flow IS entering through a spot in the foundation wall that has been previously patched, so there is the possibility that this patch has just failed.

The sub pump on one side of the basement appears to be working fine but there appears to be a drain near the boiler and water heater in another corner that was closed. The crawl space is bare ground with some of the wood structure directly on soil and rocks holding up beams (it is an old house).
