Comment: Our house is 1,300 sqft with a center ~24" crawlspace (rough estimate). We've talked to another company who specializes in attics & HVAC's. They offered to clear our the basement and vapor barrier it for $650 (clean out & sanitation), and $1,950 (10mm vapor barrier) respectively. My concern is they recommend removing the sparse fiberglass insulation and not replacing it. We have a relatively new furnace in the crawlspace (in a sunken concrete walk area) and we're considering adding AC, but I'm not confident the cold/hot crawlspace air isn't going to leak into the conduits. I'm trying to decide if a conditioned basement is right for us, or if we should just be focusing on getting a vapor barrier & preventing pests from returning.

Comment: I need an estimate to waterproof a 1500 sf crawl space that is roughly 35'x 45' x 3' deep. This crawl space fills up with water 4-6" deep during heavy rains and dries out when the rains cease. The crawl space and house reeks of mold. Access to the crawl space is via a 2' x 1.5' side access door, located in the side yard. The foundation sits on a continuous footing and there are pier footings spaced about every 15 square feet within the perimeter. There is a heating and A/C ducting system that has 8 branches to the perimeter rooms that hangs low enough to obstruct easy access. The foundation/crawl space has standard screened vents spaced as required by 1970 building code. The house gutters were not properly extended from foundation. This has been corrected. Work to bid: Crawl space moisture and mold control system including any of the following: Crawl space dehumidifier or venting fans Crawl space sump pump/pumps with perimeter drains, (discharge to street gutter.) Crawl space foundation water poof sealer Crawl space access door repair/rebuild Crawl space floor vapor barrier that is puncture resistant and is capable of sealing out standing water that floods seasonally. Addition optional work to bid: Replace rotted sill plate and bolts as needed. Assume rotted seal has rusted bolts. Repair rotting 2x10 floor joists as needed, by scabbing with treated 2x10 material. Insect treatment of existing sill plates and rim joist. New HVAC duct distribution system. Construct of galvanized/stainless or other approved rust resistant material. Radon testing and removal system, if positive and at unsafe levels.
