This customers residence is located in San Francisco CA, our customer came to us with concerns regarding serious settling foundation issues. Through their own research they found us and set an appointment with our appointment center.
Our Structural Consultant, Steve Mack, came to evaluate their situation. This customer's home was experiencing differential settlement with cracks forming in the foundation and interior walls with downhill settlement over -16 inches and some lateral movement in the structure. Solving this customer's issues would include stabilizing and lifting the foundation walls by installing our push pier system vertically into the Earth until it reached bedrock and to add additional steel where needed to support cracks in the foundation as well as pouring a new slab foundation in a portion of the home.
The foundation of this home needed to be replaced.
The existing concrete slab in the garage was very old and unlevel, with cracks all over like spider webs.
Our concrete crew removed the old, cracking concrete, and replaced it. It looks amazing, doesn't it?
Got structural floor issues? Drop the tissue and pick up the phone. Call us out to find a solution for you. In the case of this home, the existing wooden posts beneath the floor were failing. The solution was to replace the wooden posts with new SmartJack Adjustable Steel Posts, which helped lift and stabilize the floor.
This home was approved by the Earthquake Brace and Bolt Program (EBB). You don't need to be approved by the EBB program in order to get this kind of work done, but it can give you a substantial rebate if you can get approved for it.
We retrofitted the interior foundation of this home in accordance with the current California Existing Building Code. We installed Simpson Strong-Tie Universal Foundation Plates like the one you see in the After Photo.
