All of these units had moisture issues due to a creek that runs parralel with the buildings. After Mold remediation, proper interior drainage and regrading, and intalling the CleanSpace Crawlspace Encapsulation System - These units are protected from structural damage caused by moisture and rot.
This was your average moblie home - debris, rodent contamination, & falling belly pan/ insulation. We Bagged & disposed all debris, belly pan, & insualtion. Applied 3" of closed cell spray foam to the perimeter skirting to insulate & air seal. Then we ran out 20 mil liner across the floor & tied into the spray foamed walls. We also had to seal the liner around each pier to create a contiinuous air & vapor barrier. This home is experiencing its first winter rodent free with warm floors - success!
These new homeowners were concerned about the mold in the crawlspace. We remediated the mold, insulated the perimeter rim joist with closed cell spray foam, & encapsualted the walls and ground to isolate the home from the damp earth.
This crawlspace had an existing Radon Liner installed, but the installers ignored the evidence of moisture coming in through the Insulated Concrete Forms or ICF's. The simple solution: we added the 12 mil cleanspace wall liner, pulled back the existing liner from the face of the footings, & tied it into the wall liner using butyl tape between the seams & 4" white top tape for a clean finish. We also sucked out the standing water that was accumulating atop of the radon liner & cleaned the entire liner with a botanical disinfectant. This crawlspace should be good to go!
This crawlspace had groundwater seepage issues & exposed damp earth, which lead to the condensation of moisture around the perimeter rim assembly causing mold growth. After the mold remediation we installed a SmartSump with an airtight lid & CleanSpace Encapsulation System to isolate the home from the Earth.
