This customer owns a rental property and contacted us about water problems in the basement causing leaks in the carpeted area. We found that the water was coming through the concrete block wall. Water can seep through concrete block walls due to different reasons like pressure, small pores in the blocks, poor drainage, cracks, lack of waterproofing, and freezing and thawing cycles.
Pressure from water in the soil can force it through cracks or porous areas in the blocks during heavy rain. Poor drainage systems can lead to water build-up and pressure against the foundation. Cracks in the foundation or blocks create paths for water entry, and poor waterproofing makes the walls more vulnerable. In colder climates, freeze-thaw cycles can widen cracks and allow water to enter.
To solve the water problem, we used two solutions: WaterGuard and CleanSpace. WaterGuard is a drainage system that collects and redirects water along the basement walls. CleanSpace is a moisture-resistant barrier installed on the walls to prevent water and moisture from getting in.
