The project in Sun Lakes, Arizona, involves addressing foundation settlement issues that are threatening the structural integrity of a residential property. Foundation settlement is a common problem in Arizona, often caused by changes in moisture levels within the bearing soils. If left unresolved, this can lead to severe damage that surpasses practical repair capabilities.

Upon booking an appointment with our Customer Care Representative, Amanda, our Design Specialist, Eli, conducts a thorough evaluation of the property, including a manometer survey, to identify the root cause of the foundation issues. The analysis reveals that the house requires intervention to prevent further settlement.

The solution involves installing foundation push piers, which are crucial for stabilizing and raising the foundation. These piers are designed to bypass the problematic soils and transfer the building’s load to more stable strata below. Options include hydraulic piers for heavier loads and helical piers for lighter structures, ensuring a tailored approach to the specific challenges of each property.

Project Outcome: Foundation Stabilization and Repair

Under the supervision of Foreman Ricardo, the foundation repair project was successfully completed. The installation involved the use of our patented steel piering systems, designed to provide permanent structural support. The process began with the excavation of pits at strategic locations around the property, followed by trimming the footing to accommodate the pier brackets.

Using hydraulic rams, the steel piers were driven deep into the ground to reach stable bedrock or load-bearing strata, ensuring the foundation's weight is effectively transferred to these new support structures. Both hydraulic and helical piers were utilized where necessary to address the unique needs of the foundation.

The team worked meticulously to raise the structure hydraulically, correcting any settlement and restoring the building to its intended level. After completing the necessary adjustments, all jacking hardware was removed, and the excavated pits were backfilled to restore the landscape.

The repair not only addressed the immediate structural concerns but also provided a long-term solution that ensures the building's integrity. With the foundation stabilized, the property is now secure from future settlement issues, providing peace of mind to the homeowners.

This Chandler single-family home has an area of stem wall that began to flake and spall.  We installed a composite stem wall repair system!

The stem wall at the Chandler home began to flacking and cracking. This was due to the rebar becoming oxidized and weakening the concrete around it. We came in and installed our patented non-ferrous composite.

Once moisture gets inside the concrete it is only a matter of time before the rebar inside oxidizes and weakens surrounding concrete. This is exactly what happened at this Chandler home. Our crew cut out the existing rebar and replaced it with our patented non-ferrous composite. 

This mid-90s Chandler home has a stem wall that was showing signs of failure. The stem wall failed due to moisture in the concrete that cause the rebar inside to oxidize. Fortunately here at Arizona Foundation Solutions, we have just the fix... our patented non-ferrous composite. Our system uses a non-corroding material that is environmentally friendly.
