Over time, this damp crawlspace led to damp falling insulation - which is less effective and resulted in microbial growth on the floor joists and subloor. Luckily we were able to remediate the mold before any structural damage was caused. Insulation was replaced and a CleanSpace vapor barrier was installed over the floor - fastened & sealed to the face of the footings for a cost effective solution. However, we recommend keeping an eye on any moisture intrusion that may come from the foundation walls without the cleanspace wall liner tied into the floor liner - Otherwise it could fill up like a swimming pool! Luckily there is a SmartDrain installed at the lowest point of grade to allow a drain point for water that may accumulate on top of the liner from a plumbing leak.
The groundwater seepage from this crawlspace had resulted in mold affecting the surfaces of the wooden structural elements and paper-faced insulation in the subfloor & walls. We removed the insulation and cleaned the structural elements - drying them & coating in a white breathable EPA registered fungicidal coating. In order to prevent this from happening again - we installed a drainage system gravity fed to a SmartSump Pump System to pump water to the exterior and away from the foundation. We also added Drainage Matting, Terrablock Floor Insulation, & sealed 20 mil antimicrobial & cord reinforced liner to the earth and walls for a true CleanSpace Encapsulation System. We air-sealed perimeter rim penetrations and reinsulated. This crawlspace is warranted to be free from minor damage to the liner and ground water on top of the liner for 25 years!
After removing debris, damaged insulation and a light contour of the dirt surface, we then placed our hepa air filtration equipment.
After the initial work was completed we did some minor mold remediation work to complete the preparation process.
Once the preperation work was completed we were able to install our encapsulation system and sump pump along with proper drainage channels in order to effectively remove all water and moisture from the crawl space.
We went out for our annual service on the CleanSpace System. Once we performed the pump and liner cleaning, we contoured the outside drainage trench and pipe for optimal drainage.
Most modular homes are brought on site and put together, but the crawlspace gets neglected. We were able to clean the belly pan & apply a white fungicidal coating. We added R10 2" foamboard to the walls, closed the vents (not needed for make up air for any combustible appliances), and closed cell spray foamed the air gaps. Then we installed our 20 mil cord reinforced vapor vapor barrier to the floor and walls to create a semi-conditioned space that should last the life of the home.
