A condominium association in Dunedin, Florida contacted LRE Foundation Repair after receiving complaints of structural damage and sagging floors in a few of the units. LRE worked closely with engineers, inspecting the buildings and accompanying crawlspace. They noted that over-exposure to the elements and foundation settlement were the main cause of rotten wood joists, mold, damaged insulation, and water intrusion. LRE then custom-designed a solution using SmartJacks and its Crawlspace Encapsulation System, which together would control moisture, air flow, and stabilize the structure. SmartJacks are made of galvanized steel posts that are custom-fit and adjusted to lift foundations back level, while the Encapsulation system dries up the area and prevents and protects from future damage. Once the job was complete, the association was thrilled at the look of the new, clean crawlspace and relieved its residents could rest easy.
This Dunedin, Florida crawlspace is almost unrecognizable after LRE Foundation Repair completed this transformation using its Crawlspace Encapsulation and SmartJack system. The condo association called LRE after receiving numerous complaints of sagging floors and worries about structural damage. LRE thoroughly inspected all units and got to work stabilizing the crawlspace that had been compromised from excess exposure to the elements and loose soil conditions. LRE's Crawlspace Encapsulation involves covering every square inch of the crawlspace with materials designed to keep outside elements totally separate from what's inside the home. LRE used a variety of moisture barriers, new insulation, and dehumidifiers to control the air quality in the environment and completely ward off future damage. In addition, LRE's SmartJack system uses galvanized steel posts, cut to size and attached to the new support system, allowing for stability and releveling of the foundation. Once this massive project was complete, the association and its residents were happy with the results and could rest easy in their newly stabilized homes.
Jeffrey D. purchased his home in Safety Harbor, Florida that had previous work performed due to sinkhole-related damage. Over the course of the past few months, he started seeing additional settlement damage on one side of his house and wanted to address it before the damage could get any worse. He called LRE Foundation Repair for an assessment and recommendation on how to fix the foundation cracks in his walls. LRE completed the inspection, reviewing the previous work that had been performed, and noted shifting soils and expansive clays were causing the present problem. The LRE team injected the PolyLevel solution into the affected areas of the home to lift and level the interior concrete slabs and stabilize the soil underneath. Upon completion, the cracks were closed and Jeffrey was thrilled with the results, happy that his home was now stabilized for good.
Kari R. called us at LRE Foundation Repair to stabilize her Safety Harbor, Florida, home. She was concerned about the unsettling gaps in the walls and ceilings—clear signs of an unstable foundation. Recognizing the need for a permanent solution, we stepped in to help. Our production technicians expertly installed interior helical piers throughout the home, addressing these alarming issues and stabilizing the foundation permanently. This piering system successfully lifted and re-leveled the foundation, closing most of the cracks and providing long-term stability. Although some cosmetic damages remain, Kari can rest easy knowing her foundation is permanently stabilized.
Noticing a significant gap between the ceiling and walls in her garage, Kari from Safety Harbor, Florida, became understandably concerned and reached out to LRE Foundation Repair for assistance. An expert Design Specialist conducted a full home inspection and created a plan to install interior slab helical piers to lift and stabilize the settling area of the foundation. Our team carefully drilled the piers through the interior slab and deep into the soil beneath the foundation until they reached stronger, load-bearing layers. A slab bracket was then installed around the pier, transferring the weight of the interior slab to the stronger soils below. This effectively lifted the slab back into place, closing the gap between the walls and ceiling and providing permanent stabilization. With the gap now closed and slab stabilized, Keri can now have peace of mind knowing the foundation beneath her feet is completely secured.
