  Crawlspace feels pervasively moist, probably due to moist clay beneath (no cover, seal, etc. of any kind). Sill plate rotting and signs of water entry over the top of the foundation on the north side of the crawlspace, facing a shallow downward slope. I would like to address both the general moisture and the apparent leakage and correct the rot before it gets cold. There are 8 known foundation cracks. I do not know whether they are causing problems, or just there. Some work has been done prior to our occupancy - some drains and piping in the back yard on the north side, some kind of rubber sheet material that I suspect surrounds the crawlspace at least on the north side, a crude french drain and sump pump inside the crawlspace itself. I note that the sump pump probably isn't doing much to address the worries in question, since the rot is well above floor level and a sump pump doesn't remove humidity. Note: the dryer vented into the crawlspace when we arrived. This is being corrected. While this obviously isn't helping, I see no specific indications that the area around the dryer is any worse than the rest of the crawlspace.
