This home had a sinking slab that was causing the walls to crack vertically. Luckily, we are able to fix this problem relatively easily. When we install piers, they are placed so deep down that they reach solid soil that wont ever move. This allows the piers to stay strong and stay still even after the house has been raised,
The owner of this home had a sinking crawl space that was resulting in sagging floors. In the "before" picture you can see their old jacks were not adjustable, meaning they could not change the height of the jacks to adjust for the sinking crawl space. Their old jacks were also rusting and becoming weaker. Luckily, our SmartJacks are able to be adjusted throughout time, countering the sinking crawl space effect. They are also a lot stronger and durable than the old ones, and will not rust.
This crawl space's main beams were beginning to sag, causing the floor above the crawl space to sag as well. This usually happens when mold and moisture rot away at the wooden main beams, as seen here. You can also see the moisture in the fiber insulation, which has a darker color. We fixed the sagging problem by installing a system of SmartJack's under the main beams and above the concrete footers in the crawl space. The steel that the SmartJack's are made of are not liable to rust because they are made of a special galvanized steel.
This home had a foundation that was sinking into the unstable soil, causing cracks in the foundation walls, and cracks on the doors and windows inside the home. We were able to stabilize the foundation by installing helical piers from the foundational footers, all the way to the deepest and most compact parts of the soil. This home won't have to worry about foundational sinking for a long time any more.
This homes main beams were becoming saggy due to exposure to moisture over time. When this happens, the ceiling of the crawl space and the floor of the first story in the house become saggy. To fix this, we install SmartJack posts under the main beam to raise the floor back to health. The SmartJacks are installed on strong concrete footers in the shape of a bulb under the floor of the crawl space.
