A homeowner in Fowlerville, MI discovered that the waterproofing system in their basement had failed and was not installed correctly. Because of these errors, water was beginning to enter the basement in multiple places. One of their biggest concerns was that the home would lose value due to water damage. They were eager to find a solution, so they called HomeSpec Waterproofing and Foundation Repair.
HomeSpec sent one of their senior project managers, Ted, to conduct a free inspection. He thoroughly inspected the home and discovered more issues than the old waterproofing system. There were also structural concerns and unique soil conditions. The homeowner agreed to all of HomeSpec’s recommendations and the crews we scheduled for installations and repairs. The crews were led by foremen Brandon and Marshall.
An interior drainage system was installed with some adjustments due to the presence of iron algae. The IDS was then connected to a TripleSafe™ sump pump and sump discharge. The homeowner was very pleased with the results and the HomeSpec team because they took the time to explain what was being done and why.
A family in Lambertville, MI noticed a musty smell in their home after returning from their vacation. They knew that the cause of this was moisture and wanted a solution that would prevent situations like this in the future. So, they reached out to HomeSpec Waterproofing and Foundation Repair with an interest in a vapor barrier. After Zach, a senior project manager, did an inspection of the home and crawl space, he revealed to the homeowners that there was also some sagging in the floor due to a main beam in the crawl space.
The homeowners decided to address both the musty smell emanating from the crawl space as well as the floor sagging. Zach proposed a CleanSpace® vapor barrier, as the homeowners originally anticipated, as well as a new crawl space vent cover for each vent lining the home. These vent covers would prevent moisture from entering the crawl space as well as pests and cold winter air. Another method of moisture management proposed was the SaniDry Sedona crawl space dehumidifier. Instead of being preventative like the vent covers, the dehumidifier actively fights any moisture, mold, and allergens that are in the crawl space. The homeowners agreed to all of these options and they were later installed by foreman Jon and his team. They were happy with the results and knowing their home would not be musty or moisture-damaged again in the future.

Project manager David Kingsley inspected the crawl space and indeed found that the support was lacking, causing the floors above to sag as well. He also informed Kelly about our encapsulation process, and since the crawl space was very moist and muddy, Kelly wanted to go ahead with it!
Foreman Jon Davis and his crew first installed our Crawl Space Support Jacks to stabilize the crawl space, and also lift the floors back to their original position. These will not sink into the ground and cannot be damaged by pests, which is why homeowners love them!
Then Jon encapsulated the crawl space by sealing off the floors and wall with our CleanSpace Vapor Barrier. All gaps and joists were also sealed with our SilverGlo Rigid Foam Insulation to stop air leaks. This ensure that no water, moisture, air or pests can penetrate the crawl space. The job was finished off by installed our CleanSpace Vent Covers and an EverLast Crawl Space Door.
This entire process stops cold air from entering the home in the winter, and humid air from entering in the summer. This means no cold floors during wintertime and no musty smells or mildew in the summertime. Overall, this saves homeowners money on energy costs, which they definitely enjoy.

This homeowner contacted HomeSpec Waterproofing and Foundation Repair for a free estimate of their crawl space. They were curious to know what sort of repairs would improve the area beneath their home, such as encapsulation. HomeSpec sent one of their senior project managers, Erik, to investigate.
Erik entered the crawl space through an exterior access point. While he was inside, he took notes of the condition and dimensions of the crawl space before returning outside to speak with the homeowner again. He proposed the homeowner not only encapsulate using CleanSpace® vapor barrier but also insulate using SilverGlo™, a type of foam insulation. This combination of products would keep the home warmer and prevent moisture from entering the crawl space. The homeowner agreed to this plan and allowed HomeSpec to move forward with the installation process. They were very happy with the work!
This homeowner contacted HomeSpec because the structural support in her crawl space was failing severely - causing the floors above to sag and creating a hazard. No one wants to live with bouncy floors!
To solve this problem, our crew installed SmartJack support posts throughout the crawl space. We also installed supplemental beams, replaced and sistered the joists, and replaced the old shims with steel plate shims. Then we encapsulated the crawl space with the CleanSpace vapor barrier and vent covers.
