This walkout basement had water leaks on several walls. We installed a WaterGuard drainage system and connected it to the SuperSump System. This SuperSump includes an UltraSump battery back-up which runs on a high-capacity 120 amp power pack. If you lose power, the UltraSump turns on automatically and an alarm sounds to alert you that you are on backup. With a new, fully charged power pack, the UltraSump is capable of pumping out 12,000 total gallons at 2,018 gallons per hour.
This home had builder-grade fiberglass insulation on the basement walls. Fiberglass is organic and therefore not a good product to place against damp walls. The moisture content in the insulation will cause mold and drastically lower the R values, making it almost useless. We removed the bad insulation and installed FoaMax insulation boards. FoamMax will properly insulate this basement and also act as a vapor barrier. In addition to being a much better way to insulate foundation walls, they also look great and brighten up the whole basement.
This basement was still wet from the last rain. It needed the patented basement waterproofing systems called WaterGuard. WaterGuard is a system that is designed to go on top of the footer so that it will not get clogged by the mud that is next to the footer.
We also installed the ThermalWall vapor barrier so that moisture from the foundation wall would not evaporate into the basement. We seal the top and tape the joints so that no air can escape. The bottom of the vapor barrier is installed into the WaterGuard system so that moisture can drain away. Now the basement has a guarantee against water seepage from the foundation walls but also will have less moisture in the air. It is now ready to use.
Cinder block wall often fail due to the weight of the soil, the weight of the water in the soil, and the pressure created by clay expansion when it gets wet. The result is that the walls bow inward and will eventually collapse unless repaired.
The GeoLock Wall Anchor System is the best solution for bowed walls. This dead-man anchoring system is capable of reversing the pressure and stabilizing the wall. The GeoLock System has three main parts: a 9-foot threaded galvanized rod that extends out to the exterior ground anchor - a galvanized steel plus-sign-shaped plate which gets embedded in stable soil, away from the foundation of your house. The other end of the threaded rod goes through two steel channel anchors plates - one plate is attached on the exterior side of the wall, the other, in the exact location on the interior (basement) side of the wall. There is a bolt attached to the end of the rod that enters your basement. When that bolt is tightened, it creates reverse pressure and holds the wall securely in its current position. However, when the soil outside is very dry, the bolt can be tightened more to straighten the wall, and over time, the wall may straighten to its original position. Very cool indeed! This home in Elkton needed 10 anchors to repair the wall.
This install consisted of a Cleanspace Vapor Barrier, Waterguard and a SuperSump Pump with Battery Backup. The CleanSpace will direct any water that the customer had coming in through their block foundation, down to the waterguard which will then flow the water over to the SuperSump and pumped out of the basement. Our SuperSump Pump has a high end 1/3 hp Zoeller cast iron pump that pumps out over 2600 gallons per hour and when paired with our UltraSump Batter Back Up, this customers basement will stay dry during any power outages.
