The before pictures in this Interlochen, MI crawl space all just looked like fiberglass insulation. Everywhere you looked, insulation was falling from between the joists and were doing nothing to help insulate the floors above, if they were doing much to begin with. Fiberglass insulation in an open space generally won't do much. The floors were covered with a clear light plastic vapor barrier but these barriers often don't attach well to walls and rip easily so they're not all that effective. We were able to help the homeowner with our durable CleanSpace Encapsulation system, SilverGlo insulation on the walls to help reflect heat back into the home, and TerraBlock insulation over the ground to create a thermal break and added vapor barrier. A SmartSump system was installed to help remove any incoming water and spray foam sealed all the rim joists and other gaps and cracks where vapors may enter. This crawl space got nearly the full treatment and the homeowner should notice a dramatic difference.
We had been engaging in back and forth communication with this couple for a few months after they discovered their crawl space was damp and moldy. Due to worries caused by water issues in the past, they were determined to put an end to the leakage this time around. After meeting with our system design specialist for almost five hours, a plan began to take form on how to eliminate the water for good.
Though several different crawl space products were used – SmartSump, Vent Covers, SaniDry CX dehumidifier, drainage matting – the key to the new system was the barriers put in place that would keep moisture out. The concrete block walls seen in the before picture make for a great foundation, unfortunately, they also make for easily penetrable material for moisture. To seal up the walls, the crew attached SilverGlo insulation walls in front of the concrete blocks. The SilverGlo creates a barrier that moisture won’t be able to pass through, and it will even direct leaking water to the sump pump system. Our CleanSpace vapor barrier will have a similar effect on the dirt floor. Dirt floors don’t offer much protection from humidity or moisture, making them a big part of the mold and standing water problem that was in this crawl space. However, the inorganic plastic liner, CleanSpace, won’t allow mold growth or moisture to permeate. With the full system in place, the owners of this crawl space have no need to worry about floods or mold again.
