A homeowner in Ann Arbor, MI needed help with their unlevel concrete. Slabs throughout the driveway, sidewalk, and garage had shifted throughout the decade since moving into this home. They suspected the trouble with sinking concrete was caused by a family of chipmunks and a mole. With no plans to move, the homeowner decided to fix the driveway, sidewalk, and garage. They called HomeSpec Waterproofing and Foundation Repair for help.
A senior project manager, Elon, went out to the home to evaluate the situation and provide a free inspection. He took measurements of the concerning areas and evaluated the integrity of the remaining areas as well. Afterward, he spoke with the homeowner to come up with a repair plan together. Elon explained that while critters may dig underneath the slabs, they are not the only cause of sinking concrete. The water from the downspout was causing soil to wash away. Elon suggested the repair consist of two parts, leveling the concrete and preventing it from sinking again. The leveling would be accomplished using PolyLevel® Injection Foam and NexusPro sealant would protect the joints. To further prevent soil from being washed away, Elon suggested extending the downspout and installing TrenchDrain™ Grated Draining Pipe. The homeowner agreed to this plan and was happy with the completed results! The team was led by Fred, a PolyLevel Foreman, and saw the project finalized.
A homeowner in Detroit, MI had worked with HomeSpec Waterproofing and Foundation Repair in 2022 to level part of their driveway. A couple of years later, they decided to reach out once more. Not only was the concrete driveway cracked but grass and other plant life had grown through those weak spots. Worse of all, the slabs in the driveway had started rocking when driven over. The homeowner was prepared to have the rest of the driveway repaired and welcomed a HomeSpec project manager to inspect the scope of the work.
The project manager explained that the work would be similar to the work done back in 2022. The crew would clear away the plant life and then level the concrete using PolyLevel® Injection Foam. Once the driveway was flat and even, then the crew would seal the cracks using NexusPro sealant. The homeowner agreed to this plan and scheduled a PolyLevel foreman and team to come out to the house. This project was completed by Domonique and his team. The homeowner was happy with the final results!
This homeowner contacted HomeSpec to get his concrete driveway repaired after putting it off for many years. Several slabs were sunken and cracked, causing a tripping hazard. He needed a permanent solution.
Our team used PolyLevel to solve this problem. We injected an expanding 2-part polymer rigid foam under the concrete slabs to raise and level them by filling in gaps caused by soil shrinkage and washout. Then we sealed all of the cracks and joints with our NexusPro sealant. Then the concrete was sealed with our SealantPro to protect and preserve it. This prevents discoloration, flaking, and cracking over time. The homeowner was so happy with how his driveway transformed!
These Southfield, MI homeowners were concerned about their sidewalk and driveway beginning to sink. Because of this sinking, they experienced pooling water which turns into a sheet of ice during the winter months. This couple has worked with HomeSpec Waterproofing and Foundation Repair in the past. The previous year, they had installed a sump pump in their home to address worries of water entering their basement. Their concern became about the pooling water overworking the sump pump they had installed. So, they called HomeSpec back out to see what could be done.
Elon, one of HomeSpec’s project managers, went out to the home and inspected all of the concrete on the property. He shared a plan with the couple to lift and protect the sidewalk and driveway. To evenly lift the concrete, a skilled foreman and their crew would use PolyLevel® Injection Foam. Then, they would seal the joints using NexusPro sealant. Lastly, they would apply SealantPro, a protective layer, to prevent water, oil, and gasoline from damaging the concrete. Additional suggestions included installing TrenchDrain™ Grated Draining Pipe. The homeowners agreed to these plans and scheduled HomeSpec to do the work. The teams were led by the foremen named Fred and Rick.
A homeowner in Warren, MI has lived in their house for the last 20 years. Throughout that time, some of the concrete slabs from their driveway and patio have been sinking and moving.
