These homeowners contacted us to have us seal off their crawl space and basement area from the earth, and as well as animals that were getting into their home. More importantly, they contact us because on top of the issues they were having with their crawl space they had a severe structural problem that had manifested due to the crawl space. These homeowners had been living with this problem for several years due to it being low on the list of things to do, but because they realized that there was an issue with the structural integrity of their home and wanting to eventually sell their home in the near future they figured why not do it now so we, as well the next homeowners can reap the rewards of being more comfortable.
In order for us to take care of all the issues that were occurring in their crawl space, we had to implement a multilayered system. More specifically we had to first remove and dispose of the existing fiberglass from the crawl space to make way for all the improvements that were going to occur. Next, we removed the jagged rocks that were in the crawl space and filled in any and all rodent holes that had been created with concrete/gravel.
From there we started working on the structural issues that they had by digging under the girder to gain access to the middle of the crawl space so we could start installing our SmartJacks systems, which were strategically placed throughout their crawl space. Even though we did install our SmartJack systems throughout the area in order for their home to be structurally we had to sister their floor joists. Finally, we installed Drain mat and CleanSpace on the entire floor and wall along with 2.5" of closed-cell spray foam exterior walls and rim joists to encapsulate and seal off their home from the earth, make it more comfortable for them, and keep animals from coming in.
These homeowners could not have been happier that they were able to take back control of their home. If they had questions about the process and how things were going to go our foreman was able to clarify and explain things clearly, which made them nothing but appreciative of all the hard work the crew was doing to help them and their home.
A property management company reached out to us after being impressed by our previous work and online presence. They faced a serious issue: water was seeping into their parking garage, making its way into the mechanical room and through the cold joint on the front wall. The constant moisture was a growing concern, not only due to potential health risks for tenants from humidity but also the possibility of escalating structural damage.
To resolve this issue, we quickly got to work. Our team jackhammered around the front wall of the mechanical room and along its perimeter. Next, we installed gravel and perforated piping, all tied into our reliable TripleSafe sump pump. We then placed our WaterGuard waterproofing system along the exterior wall and inside the mechanical room. To further manage any incoming water, we applied a drain mat on the bottom and top of the walls, ensuring that any water would flow directly into our waterproofing system and then into the sump pump.
Before sealing everything up, we installed a CleanSpace vapor barrier over the entire system. This final step was crucial in preventing moisture, mold, and water intrusion.
Since the completion of this project, the tenants of the complex can rest easy, knowing their safety and health are prioritized, thanks to our swift and effective solution.
Many years ago we installed a partial system along with one of our patented sump pumps and dehumidification systems along the backside of this homeowner's basement. Since installing our partial system in their basement the homeowners have not noticed a drop of water in that area. Fast forward several years these homeowners contacted us again to help tackle the water issue, they were having in another part of their basement. To tackle the problem at hand we extended our waterproofing system around the perimeter of the second space in their basement.
This homeowner contacted Basement Systems of New York because he was having a major water problem in his basement, more specifically water was coming up through the center of their slab via hydrostatic pressure and it would pool, as well along the entirety of their basement they had an issue with water coming in at the wall-floor joints. The homeowner was concerned about this for the obvious reasons, but also because they use their basement for both entertaining and storage.
In order to remediate the problem at hand, we installed 144 feet of our patented sub-slab waterproofing system, FlowGuard which we then connected to a 50 foot lateral that ran through the center of their slab. We then installed CleanSpace along the entirety of their basement walls, which was tied into our TripleSafe sump pump system. Finally, we installed our Basementaire dehumidifier to both rid and protect their basement and home from any water vapor that would/could occur due to humidity.
On our last day of installation, we were slated for a huge snowstorm and the homeowner was jonesing for the storm to come so he could test his new system after the snow melted. It has now been a week since the storm and the installation and the snow is melting quite quickly in his neighborhood, but not an ounce of water has penetrated his home, where before water would have been gushing in.
After moving up from Brooklyn four years ago these homeowners thought all was well with their home, but after two major storms, they quickly realized that their home was vulnerable to water, both when it rained and snowed. Because of the headaches that they endured both during and after these two events, they said enough is enough and gave Basement Systems of New York a call to see how we could keep their home dry.
To take care of the water issues that they were dealing with we had to install several of our patented systems. We started by digging our trench around the perimeter of their basement. We as well installed two laterals on each side of their basement. These trenches would eventually be filled with gravel and perforated pipe. This piping system is the base for our patented waterproofing system, FlowGuard, which will be installed on the perimeter of the basement walls and will divert all water to our piping and then our sump pump.
Once our trench and laterals were created and filled we proceeded to apply our vapor barrier, CleanSpace to the entirety of their basement walls. By applying a vapor barrier to their basement walls, we were able to change the overall environment of their home.
After installing our vapor barrier, we dug for our discharge lines outside their home. Once established, we installed our TripleSafe sump pump with a battery backup.
Finally, we installed our BasementAire dehumidification system and attached our condensate pump to drain into our TripleSafe sump pump. This created a system that these homeowners could truly set and forget.
