When these Westphalia, MI residents started noticing a strange odor in their kitchen, they set about to locating the source. They found the answer in their crawl space and weren’t too happy with the discovery. They had already known that the crawl space was dealing with previous issues. Specifically, no matter what the temperature of the house was, the crawl space remained cold. The bad odor gave them another reason to finally address the issue. On arrival, one of our system design specialists confirmed their suspicions. The crawl space was letting in damp air causing adverse temperatures and that delightful moldy smell that was traveling through their home. Luckily, both of these problems would disappear with a crawl space encapsulation.
Our Ultimate Energy Saver package was the perfect thing to cure this crawl space’s smell and temperature problem. Included in the package, are several different types of insulation: The SilverGlo wall insulation and spray foam are both seen in the after photo, and a Terrablock foam insulation rests on the floor underneath the vapor barrier. With these products working together, the crawlspace temperature should no longer be an issue. All of these items have another role in the project, as well. That is their ability to stop outside air - the main culprit for humidity, mold and bad odors - from coming in. As a package, the Ultimate Energy Saver will protect these homeowners from moldy smells and overspending on heating costs.
Adam bought his home in Clio, MI, in 2020. He never looked in the crawl space until the summer of 2024 when he heard a critter inside. Concerned, he tried to fix the old black tarp barrier to keep out debris and block the entry. After several attempts with no success, Adam decided to call Ayers for help. Now that the crawl space is encapsulated, Adam enjoys the warmth of the floors above. He no longer worries about water entry or critters, making their home a more comfortable place to live.
The customer called us because their water softener emptied directly into their crawl space, with the water then pumped out by the sump pump. This was causing a lot of problems, from a damp and gross crawl space to mold appearing on the baseboards in the house above.
In addition to installing a new sump pump and water discharge system, we encapsulated the crawl space with the CleanSpace vapor barrier system. We also installed SmartJacks throughout the space to reinforce the support beams compromised by all of the moisture in the crawl space.
Water was leaking into this bank owned property through the basement walls and puddling on the floor. As you can see, the top half of the stone foundation was covered by the molding and failing fiberglass insulation which was offering little protection from the leaking walls behind it. The bottom half of the wall had a small retaining wall poured in front of it which was also allowing water to easily penetrate and leak down.
To create a barrier that would stop water from flowing into the basement, the crew removed the fiberglass insulation and replaced it with the foam spray, FrothPak. FrothPak is a waterproof insulation that can also be used to seal up leaks. For the retaining wall, the crew used the CleanSpace Wall Vapor Barrier The plastic liner was installed to cover both the ledge and retaining wall, and it will allow water to drain behind the barrier. If water does continue to enter through the stone foundation, it will flow into a newly installed perimeter drainage system below (not pictured). With a full system like this working together, this basement will remain dry and will no longer need that gross fiberglass insulation.
This homeowner has water in the crawl space and it smells musty. He wants to water out and for thee area to be sealed off so it will be dry and clean. We first laid down drainage matting which has dimples in it so water can flow under it and be directed to the sump pump to be discharged. Next we installed the CleanSpace Liner which is a thick durable liner similar to a pool liner. This liner prevents water vapor and humidity from passing through. It also helps to keep your structure from rot and mold since the basement is kept dry. We also installed the SmartSump Crawl Space Sump Pump System. This is the ideal solution because it was designed for crawl spaces and can provide all the protection you need from leaks and floods. To help keep the moisture out of the crawl space, we installed the SaniDry Sedona which is a small dehumidifier that is the perfect size for a small crawl space. It keeps dry air circulating throughout the area to ensure the crawl space is protected, leaving you with a clean, dry space.
